The beautiful region of Laconia with its fantastic clean beaches was a seven hour drive from Athens, it is now 3 and half and on-going road works will make it under three hours in the next few years, this fact of isolation has kept the region pristine and undiscovered.

We have seen the area change slowly but not too much and it still remains a friendly, safe and great place to live. I have been a permanent resident  in this area with my husband and three children for the past 20 years, the climate and views still amaze me, almost every day.

It isn't always easy thinking to have a second home in a foreign country and the Greek language can look difficult.  Laconia has many Greek people who have returned from overseas plus those who have always lived here who speak very good English so you can know that while you are developing your Greek, navigating hairdressers, computer shops, mobile phones hardware, supermarkets and banks among others will be no problem at all.

The villages here in Laconia are still very much alive, with growing populations and full schoolyards.  This is great but it does mean there aren't a huge number of old houses in each village for sale and to restore. So a new build is a good option.

There are loads of lovely land plots, by the sea or up in the hills, all with great views, there are also small farms at a great price which will allow you to produce more than enough olive oil for you and your friends and with some to spare plus space to have a large garden, grow fruit trees and grape vines.

Elea 3
 This seaside country house is in the process of being built.
 The concrete skeleton contains so much concrete and steel as according to the anti-seismic regulations, you are very very protected from  effects of any possible earthquake.
  The design of houses built this close to the sea must be passed by the building authority  in Sparta, which is the capital of the prefecture of Laconia. You must submit the plans of your house and the intended colour scheme ( outside ) this can make getting the building licence a little longer but usually not more than a month or so.
 Note the large hole that is shown in one of the photos this will be the septic tank.

Elea 1
A country house that was renovated totally from what was just  four half standing stone walls, and is now a three bedroom peaceful haven.
   When building an extension onto to an original stone house it is important to remember that due to the anti -seismic regulations in Greece, the two structures are joined but in a manner that both buildings, the stone and the concrete skeleton and brick can react differently to an earthquake without damaging the respective structures.

Lovely 3 bedroom house built in brick and plaster, lots of stone walling makes a good contrast to the plain plaster , lots of details to help the landscaping. Great pool area with a fantastic view.
